These terms apply to everyone who uses Available Now Stays (the “site”). The site is run by Good Shout Digital Ltd (company number 17463423), registered office 71–75 Shelton Street, Covent Garden, London WC2H 9JQ (“we”, “us”). By using the site you agree to these terms.

1. What we do

Available Now Stays is an advertising and search service. Owners list places to stay, and guests contact owners directly. We are not a travel agent, booking agent or letting agent. We don’t take bookings or payments for stays, and we are not a party to any agreement between a guest and an owner.

2. For guests

  • Any booking is a contract between you and the owner, on the owner’s terms. Please read them before you pay.
  • Listings, prices, availability and ratings come from owners. We check listings before they go live but can’t guarantee they are accurate. Always confirm details with the owner.
  • Please only use the messaging service to make genuine enquiries.

3. For owners

  • You must be the owner of the property, or authorised by the owner to advertise and let it.
  • Your listing must be accurate and kept up to date, including photos, description, features, prices and calendar. Ratings from other sites must be genuine, show the date you held them and must not be misleading.
  • You are responsible for meeting all laws and requirements that apply to letting your property, including safety, licensing, planning, tax and insurance.
  • You must deal with guests honestly and respond to their enquiries.
  • You keep ownership of your photos and text. You give us permission to show, resize and promote them on the site and in our marketing of Available Now Stays while your listing is live.
  • We review every new listing and can decline, pause or remove any listing or account that breaks these terms, or that we reasonably believe could harm guests or the site.

4. Fees and offers

Listings made under our free-forever offer are not charged a listing fee. We can end the offer for new listings at any time. Owners who join after the offer ends get a free trial, and we will tell you the price and ask you to choose before you are ever charged. If we introduce paid extras, using them will always be your choice.

5. Things you must not do

  • Post anything false, misleading, offensive or unlawful, or anything that infringes someone else’s rights.
  • Use the site to send spam, scams or unsolicited marketing, or to collect other users’ details.
  • Try to break, overload or copy the site, or use automated tools to scrape it.

6. Our responsibility to you

We provide the site “as is” and can’t promise it will always be available or free of errors. We are not responsible for the condition of any property, for what owners or guests say or do, or for any booking, payment, cancellation or dispute between them. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law. Otherwise, we are not liable for indirect losses or for loss of profit, business or opportunity.

7. Changes and closing accounts

We may update these terms and will update the date above when we do. We’ll email owners about important changes. You can close your account at any time by contacting us.

8. Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live elsewhere in the UK or in another country, you keep any rights your local consumer law gives you.
