Advertising terms

Last updated: 3 November 2026

These terms apply to everyone who advertises a place to stay or a vehicle for hire on Available Now Stays (“you”). Available Now Stays is run by Good Shout Digital Ltd (company number 17463423), registered office 71–75 Shelton Street, Covent Garden, London WC2H 9JQ (“we”, “us”). You accept these terms when you create an owner account or send a listing for approval. They sit alongside our terms of use and privacy policy. If anything here conflicts with the terms of use, these terms apply to your listings.

1. What we do, and what we don’t

  • Available Now Stays is an advertising and introduction service. We show your listing to people looking for somewhere to stay or a vehicle to hire, and pass on their enquiries.
  • We are not a travel agent, booking agent, letting agent, hire company or broker. We don’t take bookings, hold money, keys or deposits, or sign anything on your behalf.
  • Any booking or hire is a contract between you and your guest or hirer only. We are not a party to it and we don’t guarantee that you’ll receive enquiries or bookings.

2. Your right to advertise

  • You must own the property or vehicle, or have the owner’s written permission to advertise and let or hire it.
  • You confirm that letting or hiring it doesn’t break any mortgage, lease, insurance policy, planning permission, licence, management company or freeholder rule, or finance agreement that applies to it.
  • We may ask for proof at any time. If you send documents, we keep them privately, use them only to check your right to advertise, and delete them 30 days after we’ve checked them.
  • A “Verified owner” badge means we checked a document or record at a point in time. It isn’t a guarantee of anything else, and we can remove it at any time, including if the address changes.

3. Your listing must be accurate

  • Everything you publish must be true, complete and not misleading, including the description, photos, location, features, capacity, accessibility, prices and all compulsory extra charges.
  • Photos must be of the actual property or vehicle and show it as it is now. You must have the right to use them, including the photographer’s permission, and permission from anyone recognisable in them.
  • Keep your calendar, prices and details up to date. If your calendar link stops working, fix it or tell guests to ask about dates.
  • Ratings you add from other sites must be genuine, yours, shown with their source and date, and not selected or presented in a way that misleads. Fake, bought or copied reviews are not allowed and are against the law.
  • Gap offers and other prices must be real prices that you will honour for the dates shown.

4. Laws and rules you’re responsible for

You alone are responsible for meeting every law, regulation and requirement that applies to letting your property or hiring out your vehicle, wherever it is. In the UK these include, for example:

  • Safety: an annual gas safety check, safe electrics and appliances, a fire risk assessment, working smoke and carbon monoxide alarms, and furniture that meets fire safety rules.
  • Registration and licensing: for example the short-term let licence in Scotland, and any registration or licensing scheme that applies in England, Wales, Northern Ireland or the country where your property is.
  • Planning, building, local council and tourist tax rules.
  • Tax: declaring your income and charging VAT if you need to.
  • Insurance: suitable holiday let or commercial insurance, including public liability cover.
  • Data protection: you are responsible for the personal information guests send you, under UK GDPR or your local law. Use it only for their enquiry or booking, keep it safe, and don’t send them marketing unless they’ve agreed.
  • Equality: you must not refuse or treat anyone differently because of a protected characteristic, such as race, religion, disability, sex, sexual orientation or age.
  • Consumer law: your booking terms with guests must be fair and clear.

This list isn’t complete and isn’t legal advice. If you’re not sure what applies to you, get professional advice.

5. Extra rules for campervans, motorhomes and caravans

  • The vehicle must be roadworthy, serviced, taxed, MOT’d where required, and safe, including its gas, electrics and tyres.
  • You must have insurance that covers hiring the vehicle to other people (hire and reward), and you must tell hirers clearly what it covers and the excess they would pay.
  • Before every hire you must check each driver’s identity and that their licence allows them to drive the vehicle, and give the hirer a written hire agreement.
  • You are responsible for any operator licence, breakdown cover and anything else the law requires to hire out a vehicle.

6. Dealing with guests and hirers

  • Reply to enquiries honestly and promptly, and give everyone who books a written confirmation of the address, dates, price, payments and cancellation terms.
  • Don’t ask anyone to pay by gift cards, cryptocurrency or money transfer services, and don’t pressure anyone to pay by bank transfer before they’ve spoken to you.
  • Only reply to guest requests if you can genuinely offer what was asked for.
  • Don’t use Available Now Stays to collect people’s details for anything other than their enquiry or booking.

7. Fees and offers

  • Listings made while our free-forever offer is open don’t pay a listing fee for as long as the account stays in good standing and the listing follows these terms. We can close the offer to new listings at any time.
  • Owners who join after the offer closes get a free trial. We’ll always tell you the price at least 30 days before any charge and ask you to choose. You’ll never be charged without agreeing.
  • Paid extras, such as sponsored placements, are optional. Prices include VAT where it applies.

8. Your content and how we use it

You keep ownership of your photos, text and other content. You give us a non-exclusive, worldwide, royalty-free licence to use, copy, resize, crop, adapt and publish it, including adding our name, logo, prices and links, to run and promote Available Now Stays. That includes the website and apps, emails, printed material, search engines, and our social media accounts, including posts we publish automatically on Facebook and Instagram. The licence lasts while your listing is on Available Now Stays. When you remove a listing, we’ll stop using its content in new marketing. We don’t have to delete posts or material already published, but we will take down social media posts if you ask and it’s reasonably practical.

9. When we can pause or remove a listing

We check new listings before they go live and can decline any listing. We can edit a listing’s formatting, ask for changes, or pause or remove a listing or account at any time if we reasonably believe it breaks these terms or the law, may be fake, has received credible reports, or could put guests, hirers or Available Now Stays at risk. Where there’s a risk to people or money we may act straight away, without telling you first. We may share information with the police, Report Fraud, banks or other authorities if we suspect fraud or another crime.

10. Our responsibility to you

  • We provide Available Now Stays “as is”. We can’t promise it will always be available or error-free, or that you’ll get a particular number of enquiries or bookings.
  • We are not responsible for what guests or hirers do, for damage, non-payment, cancellations or no-shows, or for any dispute between you and them.
  • We are not liable for loss of profit, income, bookings, business, goodwill or data, or for any indirect or consequential loss.
  • Our total liability to you in any 12 months is limited to the greater of the fees you paid us in that period or £100.
  • Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law doesn’t allow us to limit. If you are a consumer, these terms don’t affect your legal rights.

11. Your responsibility to us

You agree to make good any claim, loss, fine, damage or cost (including reasonable legal costs) that we suffer because of your listing, your letting or hiring, your dealings with guests or hirers, content you provide, or your breaking these terms or the law.

12. Ending your listing or account

You can pause or delete a listing, or delete your account, at any time from your dashboard. We can close your account by giving you notice, or straight away if you seriously or repeatedly break these terms. Sections 8, 10, 11 and 14 continue after your account closes.

13. Changes to these terms

We may update these terms and will change the date at the top when we do. We’ll email you about important changes at least 14 days before they apply, unless the change is needed sooner for legal or safety reasons. If you keep advertising after that, the new terms apply.

14. General

  • These terms don’t create a partnership, employment or agency between you and us.
  • If any part of these terms can’t be enforced, the rest still applies.
  • Nobody else has any right to enforce these terms.
  • These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
